Marc Longoria is a licensed real estate agent in San Antonio, Texas, working with buyers, sellers and investors across Bexar County, the Texas Hill Country and the far East side. He is unusual among agents in one specific way: he was an investor first, and for a long time.
He has been buying residential real estate with his own money since 1997. He got licensed in 2018. That means he bought, held and lived with the outcome on his own properties for roughly twenty-one years before he ever represented anybody else, and he still invests today. Most agents learn this business by selling houses and maybe buy one later. He learned it in the opposite order.
That order decides who he is genuinely the right agent for. An investor gets someone who has personally carried the risk on a deal rather than someone who has only advised on another person’s. When he says a number works, it is the same test he has been applying to his own money for nearly thirty years.
The three moves he specializes in
He describes them as the three that scare people most, and they share a trait: in each one, the buyer or seller is the least-informed party in the room.
- New construction. The builder’s sales rep is not the buyer’s rep, and most buyers walk into a model home without understanding that.
- Right-sizing. Two transactions have to line up, which is a sequencing problem before it is a real estate problem.
- Country living. Acreage comps are thin, so the number is genuinely harder to establish than it is inside the loop.
He farms four sectors around the city: the far Northwest through Helotes and the Alamo Ranch corridor, the North through Stone Oak, Timberwood Park and Bulverde, the Northeast through Schertz and Cibolo, and the far East around Converse.
How he markets a listing
Closer to a media company than to a typical listing agent. Professional video, professional photography, distribution across social, and paid advertising he buys himself to promote the home. Most agents at this price point shoot photos and post to the MLS.
He reports one listing that went up on a Friday, drew multiple offers inside twenty-four hours, and closed twenty thousand dollars above asking, in a San Antonio market that was averaging seventy-nine days on market at the time.
What Marc built
Marc completed the August 2026 Real Estate AI Society bootcamp and finished every assignment. At the end of the program he was the only graduate in his cohort who reported the systems were already running on real work in his business rather than still being tested.
Asked what changed most, he did not name a tool. He named the research:
Learning how to use Claude assistants to research top producing agents in my market and seeing what they do that is working, then giving me the opportunity to recreate those successful videos with my own twist. That keeps me focussed on creating content that is actually producing results, versus randomly picking topics to talk about.
That turned into a real deliverable during the program: a competitive content research report covering San Antonio across Bexar, Comal, Guadalupe and Kendall counties, in English and Spanish, benchmarked against every active real estate channel in the market. It is careful work. It cites its sources, flags where two market trackers disagree with each other, and says plainly which figures need to be refreshed against his own MLS access before they are used with a client. That last part is the habit that matters, and it is rarer than it should be.
Three systems came out of the program and are now part of how he runs the business:
- A content system. Video and carousels produced and scheduled on a repeatable cadence, with topics chosen from what is measurably working in the San Antonio market rather than picked at random.
- Single-property listing websites. A dedicated site per listing, built in an afternoon instead of ordered from a vendor, so every seller he takes on gets marketing that used to be reserved for the top of the price range.
- Lead capture wired into those sites. Forms built into the listing pages so an interested buyer reaches him directly rather than a portal.
The practical effect for a client is narrow but real. A seller gets more marketing per listing than the price point would normally justify, and a buyer gets faster answers, because research and follow-up that used to sit in a queue now happen the same day.
The credential
Marc earned the Real Estate AI Certified credential by completing the Real Estate AI Society bootcamp and submitting all of the coursework. The program runs live over four weeks and covers building an AI assistant around an agent’s own market, connecting it to their CRM and listing data, and producing marketing from it.
The standard for listing here is deliberately narrow: finish the program, finish the work, hold an active license, and keep a live link back. It is a credential about systems and marketing. It is not a measure of transaction volume, and it says nothing about how any particular deal will go.
