5 Ways to Get Real Estate Leads With Claude AI

I get some version of the same question almost every week: how do you actually get real estate leads with Claude? Not the theory or the hype: the actual plays. So here are the five ways I use Claude AI to attract, capture, and hunt down leads in my own business, in the order I’d run them if I were building this from scratch.

Way #3 is my favorite. I also think it’s one of the least competitive ways to generate business as a real estate agent right now, and almost nobody in my market is doing it.

Quick credibility check before I get into it. I created $10 million in real estate sales as a new agent, directly from a social media funnel. That’s not a number I pulled from a case study. That’s how I built my business from zero, with no sphere of influence and no team behind me. So when I tell you where I’d start with these five, it’s because I built the whole thing on lead generation that doesn’t depend on cold calling or door knocking.

A few of these are things most agents already think about: content, a listing site. A couple of them, almost nobody talks about, and one of them (way 5) works in literally any market, tech hub or not. I’ll go in the order I think about them, from the one I lean on daily to the one I think is the most overlooked opportunity in the entire industry right now.

One more thing before we get into it: none of this replaces the relationship-building part of the job. Claude doesn’t close the deal. It gets you in front of more of the right people, faster, so you spend your time on the conversations that actually convert.

Way 1: Use Claude to Create Content That Attracts Leads

I’m a content-first agent. Social media is how I generate the majority of my business, and it’s how I created that $10 million in sales as a brand-new agent. So the first way I use Claude for lead generation is running the entire content engine behind that.

I built what I call my YouTube producer skill inside Claude, and here’s how it actually runs. If I don’t know what to film that day, I just ask Claude. It goes through my list of competitors, gives me a handful of video ideas based on what’s actually working in the niche, and then scripts the video. I film it and send the raw footage to my editor, who cuts it. Once it’s back, Claude takes over again: it uploads the video, optimizes it, builds the thumbnail concept, and writes the YouTube description, which doubles as the lead magnet copy.

Here’s the part that actually moves the needle on lead volume. That one video doesn’t stop at YouTube. Claude turns it into roughly 20 pieces of content: carousel posts I can run on Facebook and Instagram, a handful of short-form video cuts, a blog post, and a newsletter send. I filmed the video once. Claude repackages it into everything else.

That’s what leverage looks like in this business. Same amount of effort on my end, way more output because of AI. One video becomes 20 touchpoints instead of one. I’ve written more about how this whole system fits together in Claude for real estate, if you want the deeper walkthrough.

Way 2: Build a Dedicated Listing Website That Captures Leads

The second way I generate leads with Claude is building a dedicated website for every listing I take.

When I get a new listing, I use the listing photos and Claude to spin up a real estate website built specifically for that property. I keep a library of website designs and modules. If it’s a luxury listing, I build off a luxury theme. If it’s a standard new-construction home, I use a new-construction theme. Because Claude is powerful enough to actually build this out, every single listing gets its own dedicated site instead of just a page buried on a portal somewhere.

Then I wire the request-a-tour and request-more-information forms straight into my CRM. When a buyer finds the property and wants to see it, they click request tour, and that lead lands directly with me.

I also put a QR code for the site on the open house flyer and the door-knocking flyer. Someone scans it and sees things Zillow will never show them: my YouTube home tour of that exact property, virtual staging, how close it is to the park next door, the school, the nearest grocery store. That extra layer of information helps me sell the home, and at the same time it’s advertising my own marketing ability to every seller who’s watching how I handle a listing. That’s what makes me stand out in my market.

Way 3: Find and Cold-Email Big-Tech Buyers (My Favorite)

This is the one I think is the most underutilized way to generate business as a real estate agent, and it’s my personal favorite.

I live in Austin, Texas, and we’re going through hyper growth right now because of AI and tech: AMD, Nvidia, SpaceX are all hiring, relocating, and expanding here. I actually just came off a tour this week with a buyer who’s moving here from California because her son landed a new engineering job at AMD.

That got me thinking. I should be reaching out directly to these big tech companies: the managers, the directors, the employees whose stock price went up five times, ten times, twenty times in a single year. Their retirement savings went from a couple hundred thousand dollars to millions almost overnight, and they want to put that money to use. So I’m running a cold-email outreach campaign targeting employees at these companies, letting them know I’m the person to talk to if they’re looking to buy or upgrade.

Here’s why this matters: people usually choose the first agent they speak to. If I’m the first one who reaches out (and I can be, because Claude finds these leads for me and writes the cold emails), I barely have to do any of the manual work myself. That’s the whole play.

If your market doesn’t have a big-tech boom going on, don’t worry about it. Way 5 is the one I think works in every single city, and it might be the biggest opportunity on this list.

Way 4: Spin Up Dozens of Meta Ad Variations

The fourth way I use Claude to generate real estate leads is spinning up ad variations for Meta.

If you’ve ever run Facebook or Instagram ads, you know creative matters. The current Meta algorithm actively rewards creative volume: the more variations of an ad you have running, the more the algorithm can test against your ideal buyer and figure out which one actually converts. If I’m running an ad for a new-construction listing, I want five, ten, maybe twenty variations of that same ad: different fonts, different colors, different images, interior shots versus exterior shots, all of it.

Claude is what makes that volume possible. It writes the variations of the headline and the ad copy. What it doesn’t do is generate the images themselves: for that you need to pair it with an image tool like ChatGPT through OpenAI, or my personal favorite, Google’s Gemini. Claude handles the words, Gemini handles the visuals, and together you can produce that whole batch fast. Just make sure your pixel is set up correctly on the back end so the algorithm can actually learn what your ideal client looks like and which variations turn into a lead. Way 5: Senior-Living Referral Partnerships (Works in Any City)

This is the fifth way, and I think it might be the most important one on this list, regardless of where you practice.

Baby boomers hold over 50% of the real estate wealth in this country, and a lot of them are approaching retirement. Some are moving into senior-living or senior-care facilities, and those facilities are not cheap: we’re talking $5,000 to $8,000 a month, sometimes up to $10,000 a month for a really good one. Most of these seniors don’t have that kind of cash sitting around. Their kids often aren’t nearby to help. So the way they afford the move is by selling their home, which is usually their single biggest asset.

Here’s how I use Claude to build this pipeline: I ask it to research the top 10 senior-care facilities in my area and find the contact information for the people running them. Then I reach out, but not with a sales pitch: I go in as a content partner. I offer to film their facility the same way I’d film a home tour, essentially doing an interview-style video for them, and I tell them that any leads that come out of it, I’ll send their way.

In exchange, when they have a resident or a family who needs to sell a home before moving in, I’m the agent they call. I help that senior get the best possible price for what’s often the last major asset they’ll ever sell, and when the deal closes, I collect a referral bonus from the facility on top of my commission: those referral fees typically run $5,000 to $10,000, which is usually about one month’s rent at the facility. It’s a double-sided transaction: I earn a commission helping them sell, I earn a referral fee for the placement, and the family gets an agent who’s actually invested in getting them the best outcome, not just closing fast.

None of these five ways work without you actually doing the outreach, the filming, the follow-up. What Claude does is take the research and the writing that used to eat hours off your week and hand it back to you in minutes, so you spend your time on the calls and the relationships instead of the busywork around them.
